Home loan approval rests on two independent checks: can you repay, and is the property clean. Both must clear, and the second is where timelines usually slip.
Eligibility factors
- ✓Age 21–60 for salaried; up to 65 at loan maturity for self-employed
- ✓Two years of stable employment or business continuity
- ✓CIBIL score generally 700 and above
- ✓EMI-to-income ratio kept within a comfortable range after existing obligations
- ✓Loan-to-value typically 75–90% depending on ticket size
Document checklist
- ✓KYC: PAN, Aadhaar and current address proof
- ✓Salaried: three months' salary slips, Form 16 and six months' bank statements
- ✓Self-employed: two years' ITR with computation, audited financials where applicable
- ✓Property: sale agreement, chain of title, approved plan, latest tax receipts
- ✓Own contribution proof for the margin amount
Improving eligibility
Adding an earning co-applicant — commonly a spouse — raises the assessable income and can also improve the rate. A longer tenure lowers the EMI and lifts eligibility, at the cost of more total interest, so weigh it deliberately.
